Bronx River Addition: Scope of Work

The Bronx River Addition modernization will address long-standing building needs while improving safety, comfort, and long-term reliability across the development. All work is part of a comprehensive, building-wide renovation plan.

Ventilation

Upgrades to building ventilation systems to improve airflow, indoor air quality, and overall resident comfort.

Local Law 11 + Full Window Replacement

Full window replacement across buildings to meet Local Law 11 requirements, improve energy efficiency, and enhance safety and comfort inside apartments.

Full Electrification of Heating Systems

Electrification of space heating systems and repairs to existing hot water infrastructure to improve system reliability and performance.

Full Plumbing and Electrical Upgrades

Replacement and modernization of plumbing and electrical systems to support safer, more reliable service throughout apartments and common areas.

Elevator Replacement

Complete replacement of elevators to improve reliability, accessibility, and reduce service disruptions.

Structural Repairs

Targeted structural repairs to address building conditions and ensure long-term safety and durability.

Hazardous Material Abatement

Removal and mitigation of hazardous materials, including lead and asbestos, following all safety regulations and protocols.

Kitchen and Bathroom Renovations

Full kitchen and bathroom renovations in all apartments, including:

  • Approximately 7% fully accessible apartments

  • Approximately 4% hearing- and vision-impaired (HVI) units

  • New fixtures, finishes, and flooring

Property Management Office

Construction of a new on-site property management office to support resident services and day-to-day operations.
