Major Resident Activities during the Design phase:

  • Residents were given the option between 3 design finishes for their kitchens and bathrooms with households voting for their favorite. The top 2 finishes can then be chosen by the households for their apartment.

  • Model Unit for the renovation is nearing completion and is expected to open mid to late February 2026 to residents to tour and see what their apartments will look like.

  • Construction is expected to start Fall 2026 in a phased approach.

History of Nostrand Houses and the Trust

 

In December 2023, Nostrand Houses, located in the Sheepshead Bay neighborhood in Brooklyn, is the first NYCHA development to vote to become a Public Housing Preservation Trust site.

This was an historic moment for New York City public housing, as 808 residents, 56% of whom were Heads of Households, voted in this democratic process. The vote ensures their voices were heard and they will have ownership in shaping the future of their homes.

Design-Build Team

Community Modernization Group (CMG)

The Trust is using a method called Design-Build, where a single team is responsible for both the design and construction of the renovation. The Trust has selected the CMG team to deliver this comprehensive modernization at Nostrand.

The CMG team is made up of housing modernization experts with decades of experience modernizing home environments across the United States. Their team is made up of the following organizations:

Resident Partnership at Nostrand

The Trust and NYCHA began resident outreach activities in January 2024. Meaningful resident partnership has been central to the Nostrand conversion from the outset. Engagement has focused on providing clear information, creating consistent opportunities for dialogue, and ensuring resident feedback informs planning and implementation.

Starting in August 2025, CMG began their resident engagement efforts as the selected design-build team.

Trust Engagement Office Space Now Open!

Come visit the Trust's Engagement Office at 2344 Bragg Street Unit 1C, open every 1st and 3rd Thursday from 10:00 a.m. to 4:00 p.m. Staff will be available to answer your questions or provide you updates.

Resident Information

The Resident Priorities Report outlines the Nostrand Houses community’s key priorities for the Trust Mod renovation project — addressing everything from desired improvements to the logistics of temporary relocations. This report will be included in the procurement package for shortlisted design and construction firms, serving as a guiding document to shape their proposals.

Resident Information Notice

The Resident Information Notice (RIN) outlines Trust’s and NYCHA’s intention to convert Nostrand to Project-Based Section 8 under the federal Rental Assistance Demonstration (RAD) program. This allows the Trust to access funding to fully modernize Nostrand while NYCHA remains the property manager. Additionally, NYCHA will provide enhanced property management, security, and social services. In the RIN, it details the rights residents will maintain under this program.
